Scottsdale Exterior Paint Color Trends 2026
Paint color trends Scottsdale 2026 are a planning question for desert exteriors, not an interior color-of-the-year list. If you are searching paint color trends Scottsdale 2026, start with warm mid-tones a board already understands. A national trend is not an HOA approval. An HOA approval is not a City overlay or Historic courtesy review when that review applies to your parcel.
What Is Actually Moving in 2026
Sherwin-Williams named Universal Khaki SW 6150 its 2026 Color of the Year. The brand describes it as a mid-tone neutral with a slight yellow undertone. The HGTV Home by Sherwin-Williams listing shows a light reflective value of 40. Treat that as about 40 and confirm the number on the chip you buy. Color databases do not replace the can.
An LRV around 40 is too light for the Environmentally Sensitive Lands cap of 35 percent. It sits on the line for the Foothills Overlay ordinance cap of 40 percent. If your chip prints over 40 it misses that ordinance cap too. Do not commit Universal Khaki on an overlay house until Planning and your association have both said yes in writing. The limits and the maps are in HOA paint colors versus City code.
A June 2026 Brick & Batten exterior style note describes a national shift toward warm taupes, mushroom tones, sandy beiges, clay and soft olive, with cool gray and harsh black and white contrast cooling off. That is a national style article. It is not a Scottsdale approval list. Interior videos about a color of the year are not proof for a desert exterior.
Sherwin-Williams also publishes a Desert Oasis residential palette of southwest warm neutrals. Colors on that page include Studio Taupe SW 7549, Canyon Clay SW 6054 and Woven Wicker SW 9104. The same palette includes whites and greens. A name on a national card is still not an approved body color for your house.
What Scottsdale Boards Usually Want
Most associations here still prefer desert earth tones. Deep green, oxblood and other saturated trend colors often fail a board or fade hard on a sun wall. Do not treat them as Scottsdale exterior winners. A national note can praise soft olive or earthy green. Your design guidelines still control. Muted sage is a maybe only when the current palette lists it.
McCormick Ranch is one published example of an association light-color ceiling: the rules say a color with an LRV above 74 will not be reviewed. That is an HOA rule about very light paint. It is not the City ESL cap and it does not apply to every neighborhood. The community notes and links are in the HOA paint guide. This article does not restate the July process guide.
Body, Trim and Door Patterns
These are common patterns on approved desert schemes. They are not guaranteed approvals and they are not color codes you can assume.
- Body. A warm taupe or a soft desert sand in a mid-tone that is already on the HOA list.
- Trim. A soft cream or warm off-white. Skip optic white if the association bars bright white.
- Door. A muted clay or a deeper taupe accent only if that accent is on the approved palette.
Five Checks Before You Buy Paint
- A national trend is not HOA approved.
- HOA approved is not City overlay or Historic courtesy review when those apply.
- A darker trend color can fade and can heat-stress stucco faster in Arizona sun. A dark door is a smaller risk than a dark body on a west wall.
- Paint large samples on the sunniest wall. Photograph them in the morning, at noon and late in the day.
- Confirm the LRV on the manufacturer chip before you treat a fashionable neutral as overlay-safe.
How to Use a Trend Without a Repaint Mistake
Pull the current association palette first. Shortlist chips that satisfy the palette and, if your parcel is in ESL, Foothills or a Historic district, the City limit that applies. Sample on the wall. Submit the HOA package. Complete City courtesy review when the City requires it. Paint after the written approvals, not after a verbal OK.
The service path for the paperwork is HOA painting. The rule split is on the HOA paint guide.

Frequently Asked Questions
What exterior paint colors are trending in Scottsdale for 2026? Warm taupes, mushroom tones, sandy beiges and clay are the national direction that also fits most desert boards. Cool gray and harsh black and white contrast are less in favor nationally. Saturated green and oxblood are not safe local exterior bets.
Is Sherwin-Williams Universal Khaki safe on an ESL home? Do not assume it is. It is the 2026 Color of the Year and a Sherwin-Williams listing shows an LRV of about 40. The ESL cap is 35 percent. Confirm the chip and ask City Planning before you buy it for an overlay house.
Will my HOA approve a national color of the year? Only if that color is on your current palette or the board approves a variance. A magazine trend is not an approval. Sample it on the sunniest wall and wait for the decision in writing.
Do darker 2026 colors hold up in Arizona sun? Darker colors can fade and they run hotter on stucco. A muted clay door on an approved palette is a smaller risk than a dark body color on a west wall. There is no year promise either way.
